A Prime Location in Ballston to Attract New Tenants

Arlington Transportation Partners (ATP) is excited to highlight 4250 North Fairfax Drive, one of the new 2017 Property & Development Services Champions. The property is now one of two Champions owned and managed by Piedmont REIT, the other building being Arlington Gateway located on North Glebe Road in Ballston.

4250 North Fairfax is 14 story Class A office tower featuring 306,000 square feet of office space as well as ground floor retail. The property is in a prime location in the Ballston urban village, surrounded by numerous amenities including Wellburn Square which hosts the farmers market and other events throughout the year.

The building’s access to so many transportation options is part of what makes it such a desirable office location. The Ballston Metro Station with the Orange and Silver Lines is situated directly across the street in addition to over 15 local and commuter bus routes. Three Capital Bikeshare stations are located within a two-block walk of the building and access to the Custis Multi-Use trail is less than half a mile away.

Originally Qwest’s office headquarters, 4250 North Fairfax had experienced vacancy issues a few years ago as several large tenants left or downsized their spaces. However, occupancy has greatly improved over the past year with new office leases such as Amazon, Convoke and Applied Predictive Technologies expanding or moving into the property.

The leasing team and property management touts the convenient and accessible location of the property as a primary attractor for tenants, and supports sustainable transportation options among building occupants. Additional transportation amenities at the building include secure bike parking, showers and lockers for bike commuters and designated carpool and vanpool parking in the garage.

This year, management is excited to promote ATP’s Relocation Services to new tenants, working with employees on their new commute and providing resources to try sustainable transportation options. In addition, the building looks forward to participating in and promoting events such as National Walking Day and Bike to Work Day, as well as encouraging participating in ATP’s Vanpool Connect program.
